Welcome to Rooham.

These Terms and Conditions ("Terms") govern your access to and use of the Rooham website, mobile applications, and related services (collectively, the "Services").

Rooham is developed, owned, and operated by ThreePinnacle LLP, a Limited Liability Partnership registered in India.

By accessing or using Rooham, you agree to be bound by these Terms. If you do not agree with any part of these Terms, please do not use the Services.

Rooham is a digital platform that enables users to discover, publish and enquire about residential and commercial properties. Rooham acts solely as a technology platform that facilitates property discovery and communication between users.

Rooham does not:

• Buy or sell properties
• Act as a real estate broker or agent
• Represent buyers or sellers
• Provide legal advice
• Provide financial advice
• Guarantee any property transaction

All property transactions take place solely between the respective users.

By using Rooham, you confirm that:

• You are legally capable of entering into binding agreements under applicable law
• The information you provide is accurate to the best of your knowledge
• You will use Rooham only for lawful purposes

Rooham uses your verified WhatsApp mobile number as your primary account identifier.

You are responsible for:

• Maintaining the security of your account
• Protecting your verification credentials
• Ensuring that unauthorized persons do not access your account

You are responsible for all activities performed using your account.

Users may publish property listings through Rooham. You agree that every listing you publish:

• Is genuine and relates to a real property
• Does not contain misleading information
• Does not violate any law
• Does not infringe any third-party rights

You remain solely responsible for the accuracy of your listings.

Property information displayed on Rooham is provided by users. ThreePinnacle LLP does not independently verify:

• Ownership and legal title
• Property approvals and dimensions
• Pricing and availability
• Construction quality
• Documentation

Users should independently verify all information before making any decision.

Users must not:

• Publish fake, duplicate or illegal properties
• Upload misleading photographs
• Impersonate another person or misrepresent ownership
• Publish offensive or unlawful content
• Attempt to gain unauthorized access to the platform
• Disrupt platform operations
• Use automated bots or scraping tools without permission
• Circumvent platform security measures

Violation of these Terms may result in suspension or permanent removal of your account.

Users retain ownership of the content they upload. By uploading content to Rooham, you grant ThreePinnacle LLP a non-exclusive, worldwide, royalty-free license to:

• Display and store the content
• Process and distribute the content within the platform
• Promote the listing where appropriate

This license continues until the content is removed from the platform, subject to legal or operational retention requirements.

All intellectual property relating to Rooham — including software, design, user interface, logos, branding, graphics, source code, databases and documentation — is owned by or licensed to ThreePinnacle LLP and is protected under applicable intellectual property laws.

No part of the platform may be copied, modified, distributed or reproduced without prior written permission.

Your use of Rooham is also governed by our Privacy Policy. By using Rooham, you acknowledge that you have read and understood our Privacy Policy.

Rooham may integrate with trusted third-party service providers such as:

• Cloud hosting providers
• Mapping providers
• Authentication providers
• Analytics providers
• Payment providers (if introduced)

ThreePinnacle LLP is not responsible for the independent policies or practices of these third parties.

The Rooham Premium subscription described below applies only to the Rooham Android application.

On the Rooham Android application, standard property listings are offered without listing fees unless otherwise communicated. ThreePinnacle LLP reserves the right to introduce, modify or discontinue paid services on Android, including:

• Premium and Featured Listings
• Subscription Plans
• Promotional and Advertising Services
• Other premium features

Any applicable pricing will be clearly communicated before purchase. These paid service terms apply only to the Android application.

ThreePinnacle LLP reserves the right to suspend or terminate user accounts without prior notice where necessary to:

• Protect platform security
• Prevent fraud
• Enforce these Terms
• Comply with legal obligations
• Investigate misuse of the Services

Rooham is provided on an "as available" and "as is" basis. While reasonable efforts are made to maintain the platform, ThreePinnacle LLP does not guarantee:

• Continuous availability or error-free operation
• Accuracy of listings or completeness of information
• Successful property transactions
• Compatibility with every device

Users use the platform at their own discretion.

To the maximum extent permitted by law, ThreePinnacle LLP shall not be liable for:

• Property or ownership disputes
• Pricing disagreements or failed negotiations
• Fraud committed by users
• Financial losses or loss of profits
• Indirect or consequential damages

Users remain responsible for conducting appropriate due diligence before entering into any property transaction.

You agree to indemnify and hold harmless ThreePinnacle LLP, its partners, employees and representatives against claims, liabilities, damages, losses and expenses arising from:

• Your use of Rooham
• Your property listings
• Your violation of these Terms
• Your violation of applicable laws
• Your infringement of third-party rights

ThreePinnacle LLP may modify platform features, introduce new functionality, remove functionality, improve services or change user interfaces. Such changes may occur without prior notice where reasonably necessary.

These Terms may be updated periodically. Updated versions will be published on the Rooham website with a revised Effective Date. Continued use of Rooham after updates constitutes acceptance of the revised Terms.

These Terms shall be governed by the laws of India. Any dispute arising from these Terms or the use of Rooham shall be subject to the exclusive jurisdiction of the competent courts located in Chennai, Tamil Nadu, India.
